In a recent article by CBS Money Watch, they stressed the importance of several must have items in order to attract buyers. Here’s my spin on their list.
Kitchens: Everyone wants their dream kitchen, one with tons of space, beautifully decorated and room to eat. But design is very subjective so going for a neutral palate works best. Overly ornate and customized designs should be avoided. If you’re on a limited budget or have old/broken/mismatched appliance the best thing to do to attract buyers is to buy brand new appliances, especially stainless steel. Don’t forget to clean and de-clutter your kitchen to make it look more spacious.
Bathrooms: Moldy, ugly, filthy bathrooms are obviously a deterrent to most homebuyers. But now buyers want more bathrooms. If you can’t add a second bathroom consider upgrading a half bath to a full bath. If it isn’t possible make sure your one bath is as nice as possible. For limited budgets consider a mini-makeover.
Air Conditioning: In the Northeast air condition is important. 65% of buyers surveyed consider central air to be a huge necessity. Sometimes it isn’t possible, but if it is you may want to consider doing this upgrade.
More bedrooms: While the article is quick to point out that adding an addition or third bedroom to your home is quite a project, if you can finish your basement or attic to include a third bedroom, it may be worth doing, especially if you need the space to accommodate your family.
